Becoming a Tenant


We hope your experience of finding a new home will be a happy one and that you enjoy living there. There are several steps that must be completed first.

1. Finding Your Property.

After searching for a property, you need to attend an inspection.

Make those arrangement by submitting an online request to attend an inspection. You will be given an email or text message confirming the time and date.

Before that you will have driven around the area, notice its features, transport and its suitability for you. This may become your new home.

2. Inspecting the Property Arrive on time to the inspection. Inspect the property, noting its features and facilities. There is always some thing special that makes a property just right for you. Ask any questions you need. If you cannot attend the inspection, please let the property manager know.

3. Submit Your Application.

Once you have decided that this is the property for you and you want to apply for the property, down load an application form or obtain one from the property manager at the time of inspection.

Supply all the details including 100 points of ID including photo ID, proof of income with payslips and all the contact and past rental details. There is a work check and , references check so you might want to let work know. You will need to complete a privacy release agreement for these checks to be made.

Submit your your application details by email to Rentalexcellence@Outlook.com  in person to the property manager at the inspection or post to 8 Pikedale Street Murarrie QLD 4172.

Your checks will normally be completed in 48 hours and you will be advised of the outcome. A TICA check maybe made for past arrears.

4. Leasing the Property

Once you have been told you have been accepted , you need to sign the lease agreement and bond deposit forms. You need to do this within 24 to 48 hours so we can stop advertising the property.

This will normally be emailed or you can meet in person to sign the documents.

Once the documents are signed and returned you need to make a payment of two weeks rent and four weeks bond into the trust account before the keys can be handed over to you.

We need to obtain your own bank account details so we can reimburse you for any expenditure or excess rent  should you end the tenancy.

After this, your property manager will make a time to meet, give you a welcome pack, keys and explain your bond lodgment process, emergency repair process and any special requirements of the property.

5. Enjoying your New Home.

Congratulations! You are almost ready to enjoy living there.

You will need to make arrangements to electricity, phone, internet, gas before you move in. You will have a start date from which your rent is calculated which may be before you move in.  Future rents need to be paid the day before you moved in  so you are always in advance.

So, if you move in on Thursday, your next rental payment is due Wednesday, the day before.

You will have been provided with an entry inspection report in your lease pack which you need to complete and return within three days. If it is not received, the original entry condition report will be used. You may wish to take photos.

You should take out home and contents insurance to cover your home contents and any damage caused to the owner’s property.
